Florida mobile home park prospectus belongs in the lot file

In parks with 26 lots or more, Chapter 723 points to a prospectus filing with the state division. The park owner is also tied to delivering an approved prospectus before an enforceable rental agreement for a mobile home lot.
That paper can matter because park life is not only the monthly lot rent. The file can include rules, fees, services, facilities, lot use, notices, and who handles changes. It sits beside the home title, insurance, tie-down papers, tax record, and park agreement.
Before buying a mobile home in a park or signing for a lot, ask for the prospectus if one applies. Keep it with the rules, fee sheet, lot map, notices, and sale papers. A neat lot file makes it easier to understand what belongs to the home, what belongs to the park, and what the monthly payment really covers.
