A flood-zone map shows the mapped risk around a lot. An elevation certificate shows how high one building sits. They answer different questions. Neither one is a live storm forecast or an insurance quote.

Miami-Dade’s map tool takes a street address. Cutler Bay Public Works can also give a flood-zone result for land in the town. If the lines or colors are not clear, ask for the address result. That is the better record when the map will go with a permit, home sale, or insurance file.

Before paying for new survey work, ask if the town has an elevation certificate on file. Its records cover some newer buildings and homes that had major work. Some properties will not have one.

Keep the map result, town reply, and elevation certificate as separate parts of the house file. Bring the current records to the town, lender, insurer, surveyor, or builder who is helping with the next step.
