Florida property tax bills have an early-pay calendar
Florida property tax bills usually arrive late in the year, and paying earlier can change the amount shown on the bill.
Florida property tax bills have their own rhythm, and it is easy to miss if you only look at the mortgage payment.
Tax collectors generally send bills in November. The bill can show early-payment discounts for November, December, January, and February. Taxes become delinquent after the normal spring deadline if they are not paid.
If you have escrow, the tax bill may go to the mortgage company, with a copy to you. That does not mean the number should be ignored. Read the copy so you can see exemptions, taxing authorities, non-ad valorem lines, and whether the mailing address looks right.
This is a good yearly folder habit. Save the TRIM notice, the tax bill, any escrow statement, and the paid receipt. If a discount, escrow payment, or address looks off, start with the county tax collector before the calendar gets tight.
