Florida property appraiser and tax collector are two different desks

Florida property tax questions are easier when you know which office handles value and exemptions, and which office handles bills and payments.

A Florida property tax question can get frustrating fast when the right answer lives at the other counter.

The property appraiser handles the value side. That office looks at the property as of January 1, keeps the parcel record, and reviews exemptions, classifications, and caps that can change taxable value.

The tax collector handles the bill side. That office sends the tax bill, collects payment, handles refunds and some payment questions, works with deferrals, and deals with tax certificates when taxes go unpaid.

The clerk can enter the picture too. Tax deed sales and Value Adjustment Board records often live with the clerk or clerk-linked process.

For a homeowner, keep these lanes separate in your folder. If the value, exemption, homestead, portability, or land classification looks wrong, start with the property appraiser. If the bill, payment, discount, delinquency, or receipt looks wrong, start with the tax collector. If a VAB or tax deed issue appears, check the clerk path.

One tax bill can touch three offices. Knowing which door to use saves a lot of phone-tag.
