Non-ad valorem assessments are extra bill lines. They are not based on the home’s taxable value. They can be tied to services or work such as drainage, lighting, paving, solid waste, fire, stormwater, or a special district.
Two homes with similar values can still have different bill totals because these lines are different. A lower millage number also does not show the whole bill if a service or district line sits below the tax math.
Before buying or budgeting, look at the actual tax collector bill, not just the property appraiser value page. Ask what each line is, whether it repeats each year, and who controls it. If it looks tied to an HOA, CDD, utility district, or city service, read that paperwork too.
This is a quiet detail, but it can change the monthly feel of a home. Put the bill beside the dues, insurance, and utility costs before comparing addresses.
