Florida homestead filing starts at the county property appraiser

Florida homestead can lower a tax bill, but the county property appraiser is the office that reviews the filing for the exact home.

Florida homestead is one of the first tax words people hear after buying a home here. It can help, but it is not automatic just because the house is in Florida.

The filing starts with the county property appraiser. For a regular homestead question, the home generally needs to be your permanent residence on January 1, and the filing is usually due by March 1. The state guide points people to Form DR-501 and the local property appraiser, because that local office reviews the facts for the exact property.

The exemption can be up to $50,000. The first $25,000 applies to all property taxes, including school taxes. The second part is narrower and applies only to non-school taxes on value over $50,000.

Use the state guide as a starting place, then check the county property appraiser before you rely on the savings. Bring the deed or closing papers, proof of Florida residency, and any county forms the office asks for. A short filing check early in the year can save a lot of confusion later.
