Florida flood insurance is a separate check

Florida flood coverage usually needs its own review, even when a home already has a regular homeowners policy.

A regular homeowners policy and a flood policy are not the same thing in Florida.

The state insurance office points out that most homeowners and business policies do not cover flooding. Flood coverage is usually bought on its own. It may come through the National Flood Insurance Program or a private flood insurer. A lender may also ask for flood insurance based on the property and loan.

The map is only one part of the decision. Florida has coastal water, inland rivers, low roads, heavy rain, storm surge, and neighborhood drainage differences. A home outside one mapped high-risk area can still have water questions.

Start with the exact address. Use the FEMA map, ask the insurer for a flood quote, and check local floodplain or drainage information before you decide what the cost looks like. Renters should ask about contents coverage too. The building owner’s policy is not the same as protection for your own things.
