A four-point inspection looks at four systems: roof, electric, plumbing, and HVAC. It is not a full home inspection. It is also not a wind mitigation report. It is a short insurance snapshot of the parts of the house that can shape a policy review.
The report may list ages, materials, photos, repair needs, and visible wear. The roof part may ask how much useful life is left. The electric part may look at wiring and panels. Plumbing may cover the water heater, pipe type, leaks, and past updates. HVAC may cover the age, condition, and equipment details.
Owners should keep the report with roof permits, repair bills, final inspection results, photos, and insurance emails. Buyers should ask whether the insurer wants a fresh report before closing, especially on an older house or a house with recent repairs.
The report is not a grade for the whole home. It is a focused file, and a tidy file makes the next insurance talk much easier.
