Florida problem drywall needs a careful home inspection file

Some Florida homes with problem drywall may show odor or corrosion clues, so records, inspection notes, lab guidance, and repair papers should stay together.

Problem drywall is one of those older-home issues where guessing does not help.

The federal drywall investigation began in 2009 after families and states reported problems. CPSC tied problem drywall to hydrogen sulfide and corrosion. It then published guidance for finding and fixing affected homes. Its home-check guidance uses two steps. The first visual clues include blackened copper wiring or air-conditioning coils, plus drywall installed between 2001 and 2009. Other clues can need lab testing.

That does not mean every home from those years has the issue. CPSC also warns that a home can show similar signs for other reasons. Not all drywall from China is problem drywall. Slow down and identify the source before making a repair plan.

If a buyer, owner, inspector, or contractor raises the topic, build a calm file. Save photos, dates, visible drywall markings, air-conditioning records, wiring notes, lab reports, bids, permits, seller papers, and CPSC guidance. Ask qualified inspectors or repair pros before treating odor or corrosion as a diagnosis. The goal is a clear record, not a scare.
